This chart shows the detached housing prices for Vancouver, Calgary, Edmonton, Toronto, Ottawa and Montréal. In December 2009 SFD prices in the cities covered all sold off M/M except for Vancouver which is bumping up against its all time April 2008 record price. Year end holidays distracted buyers and combined sales slumped doubled digits across Canada 17-28% M/M. Central Canada is leading the reversal down if indeed this is the turn. Calgary and Edmonton look like they are spent, and we will have to wait and see if Vancouver can surge through last year's record high for a blow off climax before their inevitable pricing collapse sets in. The west is completely overbought and prices decline rapidly as we head east where in Montreal you need only 1.1 average wage earners to qualify for an average house purchase, and in Toronto and Calgary you need 1.6, but in Vancouver you need 3.2 average wage earners to make the payments.
