Source Notes:

  • The various real estate boards advise "...that the average price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value."
  • Canadian Mortgage and Housing Corporation provides sale price data generally a month after the local real estate boards publish. CMHC data have been used when local board data are not available.
  • The  S&P TSX Indices data are from The Globe & Mail. The prices are in CA$ as of the last Wednesday of the month. Symbols: TTRE-I Real Estate ~ TTGD-I Gold ~ TTEN-I Energy ~ TTFS-I Financial Services.
  • The Gold Bullion Price Data are from Kitco Bullion Dealers. The London PM daily closing price of gold bullion is the price on the last Wednesday of the month and has been converted from US$ to CA$ per ounce.
  • The Commercial Mortgage rates, CPI, T-Bill & Bond yields, BoC and FX data are from the Bank of Canada. The Bank of Canada Rate is the rate of interest that the BoC charges on one-day loans to financial institutions. The 5 year mortgage rates are compiled by the BoC and are the most typical of those offered by the major chartered banks. The Consumer Price Index is the BoC's Total CPI Inflation Rate used in calculating changes to the Bank Rate. Excluded from the CPI are the following eight of the most volatile components, as defined by the Bank of Canada: fruit, fruit preparations and nuts; vegetables and vegetable preparations; mortgage interest cost; natural gas; fuel oil and other fuel; gasoline; inter-city transportation; and tobacco products and smokers' supplies. Data are taken on the last Wednesday of the month. See the charts for Mortgage Interest Spread and the Yield Curve. The currency exchange (1US$=?CA$) is the BoC monthly average.
